What can Oplanla be used for now? +
Oplanla supports both accommodation discovery and an active property management workflow. Guests can browse rooms and send enquiries, tenants can manage billing and maintenance, and providers can manage properties, tenants, utilities, payments, and reports from one dashboard.
Do providers and tenants have separate dashboards? +
Yes. Providers use a dedicated provider dashboard, while tenants access a tenant portal focused on balances, maintenance, documents, messages, and stay tracking.
Is there a walkthrough for the new property management features? +
Yes. Visit the Property Management Guide from the Help Centre, or open the guide from the provider or tenant dashboard navigation.
Provider FAQs
How do I start setting up a property as a provider? +
Start by creating the property record, then add rooms or units, load rental details, capture meters, and only then assign tenants or generate monthly rent charges.
Can I manage tenant onboarding inside the dashboard? +
Yes. Providers can respond to enquiries, request tenant documents, review uploaded files, approve or reject document packs, and create or convert tenants from the provider workflow.
How are rent and utility charges managed? +
Providers can create manual charges, bulk-generate monthly rent for occupied rental rooms, and import Motla CSV meter readings to calculate and dispatch utility charges.
How do providers review payments? +
Payment proofs submitted by tenants appear in the provider payments area. Providers can inspect the submission, open the proof of payment file, and verify the transaction to update invoice status.
Can providers manage maintenance staff and tickets? +
Yes. Providers can maintain a list of maintenance users, review incoming maintenance jobs, and assign tickets to staff from the maintenance section.
What reports are available for providers? +
Providers can view report summaries for collections, charge breakdowns, and occupancy, then export results in PDF or CSV format.
Tenant FAQs
What can I do from the tenant dashboard? +
Tenants can monitor stay progress, view balances, review charges, upload proof of payment, submit or update documents, log maintenance requests, download reports, and message the property manager.
Can I pay one charge or all outstanding charges together? +
Yes. The billing flow supports both single-charge payment preparation and an all-outstanding option before you upload proof of payment.
What happens if one of my uploaded documents is rejected? +
You can replace the specific file from the documents area without rebuilding the full document pack. The document status is then returned for review.
How do I report maintenance issues? +
Use the maintenance section or the dashboard quick action to submit a request with a category, title, description, and optional image.
Can I message my provider from inside the portal? +
Yes. The tenant messages area keeps a direct thread with the assigned property manager and shows unread message indicators when new replies arrive.
